Commercial Office Renovation Construction Case Study

Capital Trades LLC was contracted by Madison Group, a government relations firm, to conduct and manage a complete commercial office renovation of the Madison Group workplace located at 1730 Pennsylvania Avenue, NW, Washington DC 20006. This modernization project began in August of 2022 and was completed in December of 2022.

CLARK Architecture + Design, a Washington, D.C.- based architecture and design firm, was also involved in this project. Capital Trades developed the area according to the CLARK Architecture + Design project design specifications while complying with specific Washington DC building codes and regulations.

Commercial Office Renovation: Planning Phase

The Capital Trades LLC management team collaborated with CLARK Architecture + Design and with Madison Group to review and approve the architectural drawings for the purposes of remodeling the 1730 Pennsylvania Avenue, NW office space.

Commercial Office Renovation: Design Phase

At the completion of the demolition phase, the next step was to work with the CLARK Architecture + Design team and review the plans for the design and layout of the updated commercial office. Occupancy, plumbing, and electrical permits were applied for and granted to Capital Trades by the Department of Consumer and Regulatory Affairs (DCRA) in preparation for the construction phase of this effort.

Commercial Office Renovation: Construction Phase

For the construction phase of this project, Capital Trades, LLC conducted the following:

  1. Scanning

  2. Core drilling

  3. Installation of fire alarms and fire sprinklers

  4. Carpentry work

  5. Installation of pre-punched overhead steel support for the ceiling

  6. Millwork

  7. Installation of cabinets and countertops

  8. Electrical work, including the installation of a lighting package

  9. Installation of doors, door frames, and door hardware

  10. Glass glazing

  11. Drywall framing

  12. Installation of acoustical ceiling tiles

  13. Installation of various appliances

  14. Plumbing work

  15. HVAC and venting system installation

Commercial Office Renovation: Furnishing Phase

Furniture and appliances were acquired from Washington Workplace and installed by the Washington Workplace team as per the commercial office space design specifications that were provided by the architect at CLARK Architecture + Design.

Commercial Office Renovation: Completion Phase

The Capital Trades Construction Team conducted a final inspection of the area to ensure that the work performed was compliant with building regulations and also met architectural designs as well as the client’s expectations. As part of this engagement, Capital Trades LLC retained the services of Lourenco Consultants Inc. (LCI), a provider of code compliance services to the building industry in Washington, DC, for the purposes of performing a final inspection. Finally, the Madison Group management team inspected the space and approved the work delivered by Capital Trades LLC.
